A few weeks ago I attended a broker’s annual awards ceremony, where five outstanding agents were being recognized. I had worked with all five and knew them to be deserving. I had seen them take detailed, complicated routes to properly address problems, even when it threatened to slow down the process or jeopardize their commission. For these five professionals, it was all about finding the right resolution for their clients.
One in particular stood out. I had worked with her on a recent transaction where the survey turned up some unexpected information: Disputed easements and encroachments from neighboring properties.
Where other agents might have accused us of trying to thwart the deal, this one sought to resolve the situation permanently for her clients. She wanted them to be able to enjoy their property without having survey issues come back to haunt them later. She wanted for them to be comfortable knowing the deal was fully and correctly closed.
Our team obtained and drafted the necessary documents and releases. She knocked on neighbors’ doors to present the issue, and asked them to sign documents. We identified and approached the legal departments at the utilities and were able to waive interest incurred in the disputed easement area.
Working together, we helped one another get a deal over the line cleanly and properly for the client. Will she receive referrals from that client? Absolutely. This is why she succeeds.
